Credit Freeze Hurting Commercial Lending

Credit markets have not thawed to support commercial lending and the situation may actually be getting worse. Year over year the number of commercial loans dropped 70 percent and mortgage originations were down 26 percent from the fourth quarter of 2008. 

Big funding drops:
88 percent for hotels
96 percent for loans through mortgage backed securities
80 percent bank loans for commercial real estate

Study Shows $100 billion in distressed commercial property

Most of the bad news so far has been in the residential real estate market but everyone knows that commercial is headed for its own problems.

A study by New York based Real Capital Analytics found more than $100 billion in distressed commercial property throughout the United States. 

Some of the numbers:

New York City - $3.4 billion in distressed property

Las Vegas - $4.1 billion 

Los Angeles - $2.8 billion

South Florida - $2.0 billion

In addition to those numbers each market has potentially troubled property valued at roughly double the value of distressed property.

Las Vegas is having a horrible 2008 and 2009 looks to be no different, at least they still have UFC events.

China Begins to See Real Estate Downturn
